Congratulations on your new home, and welcome to Brighton Estates Homeowners Association!  As a new resident, you may have questions about your community, the Homeowners Association, and how to get more information. We have prepared a brief overview to help you get oriented.

 

MANAGEMENT COMPANY

Your management company is Kelly & Eccleston Management.  Kelly & Eccleston Management works under the direction of the Homeowners Association Board of Directors to maintain the day-to-day operations for Brighton Estates.  You can contact us at the following:

BRIGHTON ESTATES HOA BOARD OF DIRECTORS

Board Members are elected at the Annual HOA Meeting each year.  They can be reached through Kelly & Eccleston Management, or you can meet them at the bi-monthly HOA Meetings.  The meeting times and locations are available at BrightonEstates.org.  You can also ask our office for information on upcoming meetings.

 

MONTHLY HOMEOWNER ASSESSMENTS

With the approaching fiscal year-end of your Association; your Board of Directors have undertaken a thorough review of the operating budget with the goal of providing for efficient operations and funding adequate reserves to meet long term requirements. Your monthly assessments will be $125.00 a month per property for the next fiscal year stating January 1, 2021.

 

Trash Pickup Schedule

Trash pick-up (Brown Can/Waste) is on Wednesday. Green Waste is picked up on Tuesday. Blue/Recycling can pick is on Tuesday

SECURITY & ALARM MONITORING

As a homeowner in Brighton Estates, your home alarm monitoring is covered by the Association.  Please contact Kern Security Services by phone at (661) 588-4357 to activate your services.  Please partner with KSS to keep your community safe by reporting any questions or concerns.

 

CHANGES TO HOUSE OR LANDSCAPING

Prior to beginning any improvements/changes to the exterior of your home or yard, you must receive written approval from the Brighton Estates Architectural Control and Landscape Committee. To submit plans, please review the procedure for obtaining architectural approval as outlined in the Architectural Guidelines.  It is imperative that you follow the guidelines to ensure a timely review process.  For questions concerning the architectural review process and to receive an“A.L.C.C. Application”, refer to the HOA Resources tab or contact Kelly & Eccleston Management.

 

OTHER INFORMATION

Brighton Estates has several Governing Documents, which set for the rules and guidelines for the Association.  These include the CC&R’s, Bylaws, and Community Guidelines.  Should you be interested in obtaining a set of these Governing Documents or If you wish to review the agendas or minutes from the Board of Directors Meetings, these can be viewed under Meeting documents are posted on the community bulletin board.

Who do I contact with regards to my billing?
Please contact our Accounts Receivable department by calling (661) 322-5936 or by email at kelly@kellymanagement.com, with Attention to “Accounts Receivable.”

What are Management’s hours of operation?
Kelly & Eccleston Management is open Monday through Friday 8 am to 5 pm. For after-hour emergencies, please contact the office at (661) 322-5936, and your call will be directed appropriately.

How do I get my mailbox keys? The mailbox keys come from the seller of the home. If these keys are not available from the seller, Management recommends that you contact Gary Barnett (661-805-3573), a recommended contractor for the Post Office, to replace the mailbox lock. Alternatively, you can provide a copy of your deed to the post office and they will schedule the change for a fee.
